The office building is situated in the very central part of the city of Sofia, at #5, Slavyanska street. This is abusy place characterized by good communications, situated in the immediate proximity of the Rakovski street and Slavyanska street crossing, and close to Tsar Osvoboditel Blvd., making it easily accessible from all directions by car, public transportation or walking.

The building has six floors above the ground level, a terrace-like and sub-roof floor, and three underground floors.

At basement levels B3 and B2 (-3 and -2) there are underground garages and technical areas, the total number of parking spaces being 63. The access way to the underground garages is from Slavyanska street,using an electrically-driven vehicle loading platform.

At basement level B1, the ground floor and the first floor there are shops with locker rooms for the employees and sanitary units. The stores have a common access way from Slavyanska street, and a separate staircase and elevator provide access to the underground levels.

There are offices on the other floors above the ground. In the entrance lobby there is an area for a door keeper’s station and a sanitary unit. A staircase and two elevators provide vertical connection between all levels within the building.

Office building has been constructed in accordance with the latest building technologies, using highquality materials. The interior finishing works comply with the highest applicable standards, including:

1. Walls

1.1 Exterior facade – Brickwork 25 cm, red bricks, thermal insulation made of styropor with thickness of 10 cm;

1.2 Between the adjoining buildings – Brickwork 25 cm, red bricks;

1.3 Standard interior – light partition walls made of “Knauf” plaster boards, supported, with thickness of 12,5 cm, two-layered, extending from the double floor to the upper slab, insulation layer of 50 mm, made of 35 kg mineral wool

1.4 WC walls – light partition walls made of Rigips, with thickness of 10 cm (walls without installations)or 27 cm (walls with installed equipment), with built-in structures for the installation of wash-basins and built-in flushing cisterns “MEPA”;

1.5 Kitchen units - partition walls, “KNAUF”.

2. Floors

2.1 In the office rooms – double installation floor without flooring

2.2 WC and kitchens – waterproofing materials for WC and bathrooms, cement coat; Flooring:terracotta/fine stoneware (Granitogres) tiles;

2.3 In the corridors – double installation floor without flooring, granite grey/black G602/G654

3. Ceiling

3.1 In the offices – plasterboards painted in white latex paint, or suspended ceiling panels 300x1200,

with integrated lighting fittings in open/covered configuration and fire alarm sensors, according to the design;

3.2 WC and kitchens – suspended ceiling panels made of waterproof plaster boards, painted in white latex paint;

3.3 In the corridors – plaster boards painted in white latex paint, or suspended ceiling panels 300x1200,with integrated lighting fittings in open/covered configuration and fire alarm sensors, according to the design;

4. Doors

Entrance – reinforced steel doors, door case 100/200, with technological MDF coating, with triple closing mechanism, stoppers, lock, solid type, rubber sealing for the frame, metal adjustable frame;

5. Lighting fittings – “Megalux” lighting elements, energy-saving type, characteristics: dual parabolic,three sections, with mirror light-dispersing gratings. 500 lux intensity at each workplace, electronica djustment, minimum pulsations. Integrated installation in the suspended ceiling panels in the office rooms and in the corridors.

6. WINDOWS and doors

The façade windows are made of ALUMINIUM WINDOWS SCHÜCO AWS 70.HI FOR EXTERNAL WINDOWS AND DOORS. Waterproof material will be installed along the perimeter of the window frames.

6.1. Windows characteristics:

· Profile depth 70 mm

· Good thermal insulation due to wide insulation zone – 27,5 mm

· Window series with narrow face widths from 51 mm

· Profiles available in a variety of colours

· Concealed drainage

· Drainage at the lowest profile point

· Excellent corrosion resistance up to class 4 (>240 h SSN - tested in accordance with DINEN 1670). Extended horizontal, vertical adjustment as well as contact pressure adjustment
